The challenge is no
longer a lack of options.

It is recognising
which possibilities
actually make sense.

A private owner need not be an expert in creating a good place to live.

A significant residential investment brings important decisions whose consequences last for years.

INDEPENDENT THINKING.
PERSONAL RELEVANCE.

  • Which location best fits our life?
  • A plot, an existing home or a property to adapt?
  • How do we turn our needs into a meaningful brief?
  • Does the design genuinely fulfil our priorities?
  • Which decisions create value — and which simply add cost?

Life is the starting point.

First life. Then place. Only then, property.

DESIGN & QUALITY · FEATURED PAPER

Before we
begin.

A few answers to help you decide whether this is the right moment to work together.

When should I commission an independent residence review?

The greatest opportunity is before key design decisions are approved and construction starts. A review can also be useful later, when a specific decision needs to be confirmed. Its scope depends on the project stage, available information and what can still change.

Does PLA replace the architect or project manager?

PLA provides an independent perspective and recommendations for the owner. The architect remains responsible for design, the project manager for organisation, and relevant specialists for supervision, legal, tax and cost matters. PLA reference material supports the team’s work; it is not construction documentation.

Can we begin with one plot or one decision?

Yes. An engagement can begin with a specific plot, a residence brief or a selected part of a design. First we agree the question, outcome and boundaries of the analysis. Not every engagement requires the full advisory journey.

Where do you work?

The primary market is Poland, particularly Kraków and Warsaw. Selected engagements extend to Croatia and the Adriatic. Other Mediterranean locations are considered individually, depending on the brief and access to local expertise.

How are the scope and fee agreed?

After a short introduction, we clarify the decision and the information available. You then receive a proposal specifying scope, deliverables, timing and fee. Sending an enquiry does not place an order.

Do you work with family offices and private-client advisers?

Yes. We can begin with the family’s adviser and agree a single primary contact. PLA complements wealth and legal advice with a perspective on place, property and spatial quality. The owner agrees which materials are shared.

What decision
is ahead of you?

Tell me briefly about your situation. We will establish whether Private Living Advisory can help, what scope makes sense and what the first tangible outcome should be.
